Different Valuations from different Estate Agents?

Have you have wildly different valuations from different Estate Agents?
I valued a local property this morning and have just spoken again to the owner. It turns out that they had four valuations ranging from £220,000 to £300,000.
I’m not going to mention who else valued it or what value I put on it at but it seems crazy me to have such a wide range of opinions.
So, do Estate Agents just pick a figure out of thin air ?
I can assure you that I don’t make it up on the spot. When it comes to the moment to tell a potential vendor what I think there property is worth, if I not absolutely sure I’ll go away and do some more good old fashioned cross market analysis.
Before the wonders of Rightmove plus (an archive of Rightmove for Estate Agents) and Google Earth it was more difficult if you were not experienced but now there is no excuse.
So why could this happen to you?
- Some agents go in at a high valuation to please the owner and secure the instruction, sign them up for months with a view of reducing it later to get it sold.
- Some agents want a quick sale, the lower the value the higher the chances of a quick sale and an easy fee.
- It could be bad preparation by the agent, not checking or having time to check comparable evidence before the appointment.
- It could be a lack of experience, lots of good Estate Agents left the industry during the recession. Lack of experience in the local area also makes a difference.
- Some agents Valuers get paid commission on instructions or listings, so they don’t really care if it sells or not!
- If all the Estate Agents stock is 10% too much money don’t be surprised if your valuation matches.
The key for any owner when faced with this dilemma is to ask the following.
WHY? Why have you valued my house at that price.
WHAT ? What evidence have you got to show me to back up your valuation ?
WHO? Who are you and how long have you been valuing in this area?
WHEN ? When can you start marketing ? Just don’t sign a Sole Agency agreement!
What’s happening with UK House Prices?

There is more in the news today about UK house prices only being 10% down on the peak prices of 2007. My concern with these surveys is who they are conducted by, how do they get their information and why every new one seems to contradict the last. Why?
I’ve had a look at who does these house price surveys, how they are compiled and how the company benefits from publishing their reports. Call me skeptical but Nationwide seem to get a huge amount of publicity every month, the more extravagant the claim, the more publicity they get and maybe, just maybe they sell more mortgages? Rightmove publish surveys and also benefit from the publicity created to drive potential house hunters to their website over their competitors.
Land Registry produces statistics which are helpful. Land Registry records all completed property sales in England & Wales and is now publishing a monthly report on house prices, in addition to its quarterly survey. It has been recording and publishing the price of all property sales since April 2000.
Of all of the sales recorded by Land Registry since 2000 nearly 1.5 million properties have been sold more than once enabling the comparison of properties sold now with the price paid when it was sold before. I’d like to point out though that no allowance is made for properties that were sold a year ago, renovated at great expense and sold again?
The Land Registry’s quarterly survey is used to dream up the average UK house price. They add up all of the sale prices for that quarter and divide them by the number of sales although they take out repossession sales which to my mind make the figure higher then it really is. You also have to bear in mind that Land Registry only have the Sold Price information once the sale has completed and that can be months after you agreed the sale price. Twin this with the fact the reports are quarterly and Land Registry figures are out of date when they are published.
The Government, for some reason, has its own monthly house price index, issued by the Department for Communities and Local Government (DCLG). It uses lending information from fifty Mortgage lenders.
Unlike the Land Registry survey this government index does not contain information on cash purchases, which account for about a quarter of all sales making this costly Government exercise a quarter wrong and it is also two months in arrears. They also base their maths on the amount of money spent rather than quantity. Relying on expenditure in this way means that London will have a greater influence on the government’s index.
Nationwide and Halifax are Britain’s two biggest mortgage lenders and well know High Street financial institutions. They produce there reports, which often contradict each other even though their figures are often very similar, as they are both based on the purchase price agreed at survey stage. Once again though mortgage lenders only take into account their own mortgage sales and no cash transactions.
The Royal Institution of Chartered Surveyors (RICS) often have there say as to what they feel is going on. This simply involves asking some of their members how they feel the market is moving. Very scientific!
Hometrack, Team & movewithus produce their own house price surveys. All three of these organisations attempt to collect information from Estate Agents who are usually paying them monthly membership fees. They simply call the Estate Agents and quiz them on the quantity of previous months enquiries, viewings, sales and exchanges. When though have you ever heard an Estate Agent say they are quiet?
Rightmove only look at asking prices for houses placed on its own website over the previous month. Rightmove only has 35% of all homes for sale and if I chose to market any house, worth £200,000 at £2 million we all know I’d never sell it but Rightmove would include it in their survey!
What is interesting is that none of the organisations producing these surveys sell houses! If you want to know the value of your property call your local independent Estate Agent, if you want to know where prices will be in a years time frankly your guess will be as good as everyone else’s!

The average Briton only moves house four times in their lives, so it is not surprising that many of us find it a daunting thing to do. When you consider the national average cost of moving home is a staggering £15,000, it’s not something you want to get wrong!
Now, unless you are a First Time Buyer, in Rental Accommodation, an Investment Buy to Let buyer or you are doing a Let to Buy you will need to sell your existing home.
The first step to selling any property is to get some good professional advice from an Independant local Estate Agent. Many of us offer a free Market Appraisal or Valuation without any obligation to use us. It is a good idea to see two or three agents to get a variety of opinions.
The reason I strongly recommend Independent Estate Agents is that they are generally more experienced and unbiased. It’s not uncommon to deal directly with the owner or partner of a local firm who has the reputaion of their business to protect.
Aside from finding out what your property is worth an experienced Estate Agent will be more than happy to suggest ways of possibly improving not only the value of your home but also the saleability. I have never been afraid of suggesting that a room be redecorated or de-cluttered. There are times when a few pounds spent could save you hundreds when it comes to the negotiations on price.
I ofter look at peoples property with a critical eye and make honest suggestions to improve the firt impression a prospective buyer would get, this often doesn’t mean costly redecorating as buyers tend to do this when they move in but can mean rearranging furniture or showing that one of your rooms could be used for other purposes.
A good Estate Agent deals with hundreds of property sales every year. Having been an Estate Agent myself for 15 years I’ve come across and helped resolve many issues that you’d never normally experience. The beauty of having this experience on tap means that you can be guided through the process from the initial Valuation, through Home Information Packs, through initial Marketing, Viewings, Offers & Negotiations, the legal Conveyancing Process and even what happens on the day you move.
When you have chosen an Estate Agent and your property is tidy, de-cluttered and arranged for sale make sure the photographs taken do it justice. With web advertising it is essential now, more than ever that the property looks good. Some common errors by Estate Agents are that all of the photographs are taken in one go and as a result the garden may be in shadow or the sky is grey and miserable. Cars need to be moved from outside, as do dustbins. The photos need to be bright and it’s quality not quantity that will get you Viewings.
To get the most out of the Viewings of your home by potential purchasers let your Estate Agent do the viewings. This is not because I assume my clients to be incapable but firstly I strongly believe that it’s part of what we are paid for, secondly I’m not emotionally involved and as such the viewers will be more honest with me and finally I want the viewers to feel comfortable and relaxed as they imagine themselves living in your home, surveys have shown that buyers prefer meeting Estate Agents on Viewings than the sometimes awkwardness of meeting the owners.
Make sure the Estate Agency you have chosen will send an experience full timer to your home not an amatuer paid by the hour just to open the door and follow people around pointing out the obvious. How many times have I heard ”This is the Kitchen” and “I’ll have to find out for you” when not being able to answer any questions about the property or your local area.
When you receive an offer the Estate Agent’s sole jobs at this point are to ensure that the offer is qualified. By this I mean a cash offer with a 4 week move is very different from an offer requiring a huge Mortgage and a chain of 8!
Explaining the terminology and benefits of an offer is part of our job, pressuring an acceptance is certanly not! The golden rule of selling is to ‘achieve the best possible price’ and not simply ‘getting a deal done’.
Once you are happy to agree a sale and you have chosen & instructed Solicitors or a Conveyancing firm you have two people to help you through this fairly straight forward but often stressful process. Both your Estate Agent and Solicitor are being paid to ensure the security of your sale and advise you along the way. Don’t let them forget that you are paying them both or their Services.
